Feroze busy at his officeIt's boom time for Bangalore's Real Estate! Feroze Abdulla, the proprietor of Feroze's Estate Agency, the city's leading real estate consultants, is delighted at the present scenario in the city, but insists that Bangalore still lacks proper infrastructural facilities. He speaks of the emerging real estate trends in the city.

When was 'Feroze's Estate Agency' established? " This establishment has been there for almost 20 years now! It was I who started this in 1980. I discontinued my studies and as I owned this property of 2 acres, I thought of starting a Real Estate Agency here. This place used to be a horse stable during those days! I started from scratch with only one employee then and today I have 30 people with me here!"

On how he maintains on edge over his competitors… " We advertise a lot in the media. But in this business, trust is a very important factor. Integrity and the art of retaining customers is absolutely necessary. We never compromise when it comes to looking after the client's requirements, and that is the reason why even my 20-year-old clients still come back to me. We are pampered too much by our clients. It is my ethics to respect people's money and their interests as it really pays you in the long run. At the moment, we have a lot of MNC's associated with us because of our professionalism."

What is the present real estate scenario in Bangalore? "Two years ago Feroze Abdulla at the entrancethere was a downswing in the business and that period was rightly called the 'Doom Days' for the city. But today Bangalore being the IT hub of the world, the city is flooded with MNC's and this is salvaging the real estate industry. There is major business and the industry has stabilized. MNC's have done us good as office space requirement have gone up now."

How is the present infrastructural developments rubbing off on real estate business? " Any city's success is based on its infrastructural facility. Bangalore's infrastructural facilities have been grossly neglected! There are so many fly-overs on the anvil, but when are they all going to finally come up? We shouldn't have setbacks as these are a big obstruction in any development."

The charges levied by them… " We charge 1 percent for the buyers, two percent for the sellers and one month's rent for renting out a place."

His general advice to the people while approaching an Estate Agent…Feroze's classy interiors "Always identify the surroundings where you prefer to reside. Also have a documentation of all the proceedings, irrespective of the agent. Employ a lawyer to safeguard you interests and never forget to find out whether the price being offered is correct or not."
